If you didn't have a chance to make a house hunting trip to Akron before you were obliged to live here permanently, you might find it a better option to lease or rent an apartment for a few months while you're looking for a house and selling your Brantford real estate rather than jumping into buying a new property straight away. When you rent an apartment, your landlord will require you to sign a lease agreement. Since lease agreements are legally binding contracts, there are a few things you should know first.
The Rent
Your lease should clearly outline how much in rent you will owe your landlord per month as well as what day the payment will be due and to whom you should give your payment. Sometimes landlords have an in-building super to do this for them and sometimes they want post-dated cheques up front. Most apartments in the Toronto real estate listings and in the Akron listings will also require a damage deposit. The amount of the deposit should be outlined in the agreement along with the procedure for getting it back.
The Responsibilities
You'll also want to check your lease over to make sure it outlines who is responsible for what. It should say that your landlord is responsible for repairs to the apartment and give contact information for his Toronto condo apartment rental business so you can tell him when repairs are needed. It should also say what appliances the landlord is required to give you use of (i.e. fridge, stove, etc) and which utilities your rent covers. If it doesn't, your landlord can take away these things from you and you can't do anything about it.
The Penalties
Lease agreements are legally binding contracts so when you sign one, you're bound by it until the specified term is up. It's important that if you have a roommate, both people sign the lease or the one who is on it can be held responsible for the other's late payments on your Puerto Vallarta condo rental. Rental agreements renew automatically when they expire unless you give proper notice, so make sure you note how much notice you need to give or you can be taken to court for moving out.
Your Rights
When you sign a lease, you are guaranteed certain rights. Your rent on your London townhouses cannot go up until the lease has expired and your landlord must give you 24 hours notice if he wants to come in, for example. If the landlord does not respect them you can go to the rental board. If the lease has language that tries to deprive you of your rights, this is an indication that your landlord is not a trustworthy person.
